Tandra Goodwin Ingram, owner/ sole principal is a South Carolina licensed property manager in
charge (PMIC), a Housing Finance Development Professional (HFDP) and a Housing Credit
Certified Professional (HCCP) based in Charleston South Carolina. On the consulting side of the
business, TGI provides affordable housing and community development consulting services to
local governments, non-profit organizations and private companies. The company’s expertise is
drawn from more than 20 years of training and experience in the affordable housing, property
management and community development industries.

 History
TGI Management and Consulting (TGI) is a full service property management and consulting
company, established in October 2007. Initially, TGI started as a very small consulting business
after the owner was laid off from a major corporation in September 2007, which created an
opportunity for the owner to start and expand a successful management and consulting business.
Tandra Goodwin-Ingram is sole principal of TGI Management & Consulting and is an expert in
housing and community development with more than 20 years of professional training and
experience. As a Housing Development Finance Professional (HDFP), SC licensed Property
Manager in Charge (PMIC), Housing Credit Certified Professional (HCCP), and entrepreneur,
Tandra Ingram's experience includes over twenty years of diverse and extensive expertise and
industry training. Following seventeen years' tenure with the City of Charleston, where she
administered HUD HOME and CDBG program funds, she joined Fannie Mae in 2006 as the
Senior Deputy Director of the South Carolina Community Business Center. Her most recent
endeavor has garnered Ms. Ingram success as an independent business owner. Tandra has
established and managed strong relationships with for-profit and not-for-profit housing developers
throughout the Carolinas in order to identify and expand private and public sector business
opportunities. Her involvement resulted in a significant increase in affordable homeownership and
rental housing opportunities through partnerships with lenders, local governments, and other
organizations.
